Geek Out🤓
The place where we go down the rabbit hole with property data.
Property is full of questions nobody gets round to answering. Do the extra Primary 1 places in 2C actually give you a better chance? Does the price move when an MRT line is announced, or only when it opens? Developers price the 4th floor lower. Does the resale market agree?
We got curious. So we started checking the numbers.
I got curious, so I checked the data. The Property Geek
Questions we keep asking ourselves.
Near MRT sure got premium. Higher floor always worth paying for. Freehold holds its value better. We say things like this at viewings, in WhatsApp threads and across kitchen tables, and almost nobody stops to check whether they're true. Nobody insisted I look into any of this. I just couldn't stop wondering. So we're digging in.

How a Geek Out works
Every one of these follows the same three steps. The structure is what keeps a fun page honest.
-
What got me thinking about this
It always starts somewhere real — a rule changes, someone asks something over dinner, or a number just looks odd. Every Geek Out opens by telling you exactly what set it off.
-
Dig into the data
We go and find the numbers, and say where they came from. We show all the charts, the slicing and dicing, and every assumption we use. No hidden steps, and no leaving out inconvenient facts just because they suit us better. And we draw the chart so the point is visible without a paragraph explaining it.
-
What we found. Or didn't.
Sometimes a pattern jumps straight out. Sometimes there's nothing there at all, and that's worth knowing too — it means you can stop wondering about it. We publish whatever the data says.
What you'll see here
Not everything needs a full investigation. Some things are just a chart. Some are one surprising line.

Geek Out Findings
Short, surprising insights.
Sometimes one question leads to another.
- We start with a simple question.
- Then we go looking for the data.
- Then the data raises a question of its own.
- Then we go looking again.
- Then somehow it's 2am.
Fun page. Serious numbers.
Geek Out is playful because property doesn't have to be solemn to be useful. The research underneath it is held to the same standard as everything else published here.
Sourced and dated
Every figure says where it came from and when it was current. Data goes stale; a page that hides its date hides that.
Estimates are labelled
If a number is modelled rather than measured, it's marked as an estimate on the page. No dressing up a guess as a finding.
The answer can be no
If the numbers don't back up what everyone says, that's what goes on the page. We won't go hunting for a more exciting answer.
The data and the wider research live on PropertyInsider.sg, which covers the broad picture across large datasets. Geek Out takes a single question and digs until there's an answer.
Meet the Property Geek
I like property. I like data. And once a question gets into my head, I can't leave it alone.
So here we are.
- Looking at transaction data for longer than is reasonable
- Making unnecessarily detailed charts
- Finding patterns that were probably always there
- Questioning property myths out loud at dinner
- Saying "wait — that's interesting" to nobody in particular

If we have the data to answer it, we'll build a page on it — some become a full deep dive, some a single chart, plotted carefully, where you can see the insight straight away. I like hearing what's on your mind — what keeps you up at night, and the questions I've never thought to ask.
Stay curious. See you down the next rabbit hole. The Property Geek & the corgi
